Q. How has the luxury market changed over the years in Mumbai? 
A. Over the years, the pool of HNIs in Mumbai has increased manifold and the city has adopted a more modern lifestyle. This has resulted in creating a new wave of luxury startups. The plethora of luxury projects in the market reflect the competitive nature of the category. Luxury real estate in Mumbai is driven by brands.


Q. What's your definition of luxury? 
A. Luxury is a subjective term depending on the economics and affordability. It is synonymous with lifestyle. Luxury means striking a healthy balance between work and play. It is a sense of peace, tranquility and pride about ones surroundings.

Q. What do buyers look for in a luxury project? 

A. We believe buyers are looking for aspirational spaces that come with a definite brand value and sense of prestige that's associated with a particular neighbourhood and profile of its occupants. This is important for luxury projects. Buyers want 'the best from the best for the best'.


Q. Does the value-for-money factor come into play when it comes to luxury homes? 
A. Since luxury is aspirational, economics plays an important role. What was once considered as super-luxurious is now termed as functional. We feel features like state-of-the-art amenities, hi-tech gadgets and creative spaces add meaning to the term luxury.

Q. Tell us a bit about your company and project. 
A. Our luxury housing brand, S2 Realty does not follow the conventional-route. It believes in its inner conviction of building symbolic homes for the niche secondary market that consists of vacationers, retirees and weekend home-buyers who want a balanced lifestyle while creating an alternative asset for themselves.

Herein, we are showcasing our project, Discovery, which is located in Kunegoan, Khandala off the Mumbai-Pune route. The project has earned many awards and accolades in 2014. Several villas have already been sold to prominent personalities in the corporate, entertainment and sports world.

Discovery has 21 villas within a private gated community of seven acres that include lush open areas, central water body, dog park, gazebo, children's play room, gym, etc. The luxury villas are built on plots of 8,000 to 10,500 sq ft each. All of them have a private pool. Q. How do you foresee the growth of luxury market in India? 
A. With the boom in IT, E-commerce, Finance, MNCs, etc, the demand has increased. The buyers of luxury homes are typically in the age group of 35-45, who want a return on their investment along with an opulent lifestyle. Luxury has now diffused into the masses.


Q. According to you, which city in the world has the best luxury real estate? 
A. Presently, the best value-for-money luxury homes are in the US, where they are being bought at great speed by the wealthy from Russia, China, Europe and even India.


Q. What are the main challenges in constructing a luxury project? 
A. Delivering a product that strikes the right chord with the buyer in terms of value for money, functionality, aesthetics, prestige, elitism and uniqueness.
