Do you know the difference between a great real estate broker and an average one? 
With our ten years of real estate experience in India, we can tell you a few things that make a great broker. 
Read on.

A great real estate broker -

1) Is always neatly dressed. It may not necessarily be an expensive suit or an Armani shirt, but it will be neat, fresh and pressed crisp. He understands that presentability is very important.

2) Will never keep you waiting. A great broker values your time and business. He will always show up at the chosen place on time. In case there are going to be delays, you will be informed of the revised schedule well in advance.

3) Will be well prepared. Whether it is the list of questions that you had sent him to answer or the keys to the apartment that he is showing you, a great broker prepares well before each client meeting. This preparation is the key to close sales and keep customers happy.

4) Will listen more and speak less. He understands that it is the client's choice and the client's money. A deeper understanding by actively listening will help him find the better solution for the client.

5) Will never make a comment on what the client can or cannot afford. Whatever be the buyer's budget, he will take the friendly and helpful approach.

6) Will never make a strange or annoying face just because your wife or your aging mother in law asks silly questions about the property. A great broker understands that such people are the key influences in the buyer's final decision.

7) Will take handwritten notes of the buyer's important considerations. This boosts buyer confidence and gives a clear impression that the broker treats the buyer as an important person and pays attention.

8) Will burn the midnight lamp. A great broker will send out emails, check out property listings and send sms texts long after the others have slept. All this to find the best deal for the buyer.

9) Will assist the buyer with documentation and home loans.

10) Will warn a customer in advance against a major defect in the property which will need fixing later.

11) Will answer a direct question with a direct answer. Also, a greater broker will say 'NO' to something he does not know about or a service that he cannot provide.

12) Will not complain that its getting really late and dark and he does not have so much time for the buyer.

13) Will never charge the buyer, just to show him the sites that he chose to see. A lot of Indian brokers actually do that!

14) Will gently find out whether the buyer has the capability of coming up with the funds before investing all his time on the him.

15) Will never over commit on the services, amenities or facilities that the project under construction will provide to the buyer when he moves in.

16) Will know exactly who is a serious buyer and who is not! A great broker has a built in 'spam filter'.

17) Will ensure that the buyer or seller feels good about paying him for the services he has provided. A great real estate broker believes in earning it!
